Old look, energetically fit

The new units match the façade appearance of the existing building and have been adapted to tenants' modern needs. The "Kleisthof" - until recently the largest unrenovated perimeter block development in Leipzig - will be completed in 2024.

Listed residential complex

Among the many cooperative housing estates built in Leipzig after the First World War, the residential buildings by architect Fritz Riemann (1881 - 1955) in the Leipzig-Gohlis district stand out - thanks to their impressively structured and detailed façades as well as their skilful urban planning solutions, such as the closed perimeter block development from 1925/26. The Kleisthof residential estate, which comprises several houses in Lützowstraße, Coppistraße and Kleiststraße, is also one of Riemann's special buildings.

The listed residential complex, a total of 15 buildings with 130 flats, is now outdated and did not meet modern requirements in terms of energy efficiency or fire protection. Renovation was urgently needed.

Insulating render: heritage protection and thermal insulation

The energy-efficient renovation of listed façades can only fulfil the requirements of the GEG to a limited extent, as aspects such as the appearance of the façade and connections to the existing building must comply with the listed building regulations. Due to these specifications, the renovation of the Kleisthof was planned with maxit ip 75 therm insulating render (thermal conductivity: 0.07 W/(m-K)).

The thickness of the insulation render was determined by the walls of the façade as well as the windows and doors: A maximum render thickness of 50 mm was possible. A thicker render layer would have resulted in a visual change to the façade.

The old render was completely removed, the underlying brickwork was pre-treated with maxit ip 12 spray-on render and the insulating render was applied in two layers. A scratch coat (grain size: 4 mm) was then applied. The window recesses were filled with a coloured mineral reinforcing mortar and a base render in the special ‘salt & pepper’ mixture was applied to the plinth area in accordance with the specifications of the heritage office. This consists of a mixture of black and white grains that produce a compact, dense, mineral plinth render.
